CoreVest offers long-term financing with the purpose of acquiring or refinancing rental properties through its rental loan programs, and short-term financing to acquire, renovate, or construct properties to either rent or sell through its bridge loan programs. Loan programs include:
- DSCR Loans: Residential loans with 1-10 rental properties as collateral, investors typically operate in a singular MSA. Terms are 30-40 years.
- Term Loans: Non-recourse portfolio loans structured with CMBS-style protections that are backed by residential or small commercial properties, and primarily used by middle market or institutional-level investors; operations may be in a singular geographic region or nationwide. Typical loan term is 5-10 years.
- Fix-and-Flip: Also known as Residential Transition Loans – these loans are originated for ground-up construction to moderate renovation projects. Terms are 12-18 months.
- Lines of Credit (“LOCs”): Credit line used to acquire, reposition and or stabilize properties. Loan terms are 18-24 months.
- Build for Rent (“BFR”): Loans to experienced developers for the construction of new home communities built to be dedicated rentals. Loan terms are 18-24 months.
- Multifamily/CRE: Loans for the acquisition, rehab, or ground-up construction of multifamily properties. Loan terms are 18-24 months.
- Direct and uncapped access to capital: Sponsorship from our parent company, Redwood Trust provides CoreVest with institutional capital and a strong balance sheet.
