Earlier this month, the CoreVest team spent two evenings with residential real estate investors across the New York metro area. On October 14, we gathered at Mannino’s Italian Kitchen & Lounge in Commack for a new local edition of Cocktails & Capital. The next night, we returned to Del Frisco’s in Manhattan for one of our signature stops of the year.
More than 200 investors, industry professionals, and partners joined us across the two events. The venues were different and so were the markets, but the conversations kept returning to the same question: where do experienced investors find opportunity right now? Here is what we’re seeing in both.
Demand is built to last. New York is a globally connected city with a residential market grounded in economic opportunity, culture, and lifestyle. Leading employers, universities, transit, and cultural institutions continue to attract residents, and that global appeal supports housing demand through changing and evolving market cycles.
Complexity rewards the prepared. New York’s scale and complexity make thoughtful underwriting, local knowledge, and reliable capital especially important. Experienced investors can differentiate themselves by navigating regulatory and operational complexity. Property-level fundamentals, patient strategies, and flexible financing help them execute through changing market conditions.
Diverse housing stock supports diverse strategies. The city offers a broad mix of residential property types, which creates opportunities for investors with different experience levels and business plans. An aging housing stock creates a continued need for renovation and repositioning. Investors can pursue strategies spanning acquisition, value-add, stabilization, and long-term ownership.
Connectivity extends economic reach. Long Island benefits from its connection to the broader New York metropolitan economy while maintaining a substantial employment and economic base of its own. Major healthcare, education, professional services, and local employers contribute to a diversified economy. Continued infrastructure investment and access to major population centers help support residential activity and investment.
Long Island is not a single market. Its communities vary significantly in housing stock, price points, demographics, and investment potential. Property values and investment dynamics can shift meaningfully from one submarket to the next. Investors with local expertise are often the ones who uncover opportunities that get overlooked when evaluating the region broadly.
Limited supply puts a premium on existing housing. Limited availability for new development places greater importance on existing homes. Existing and underutilized properties create opportunities for renovation, repositioning, and value creation. Investors with the capital and ability to execute can help meet housing needs while improving the quality and utility of existing inventory.
Whether it’s the five boroughs or the suburbs of Suffolk County, the same themes keep surfacing: success depends on local knowledge, disciplined underwriting, and capital partners who can move at the speed of the deal. Markets like these aren’t won with a broad brush. They’re won property by property, submarket by submarket.
That’s why we host events like Cocktails & Capital. The best market intelligence comes from the investors, operators, and industry leaders working in these markets every day. It was great to reconnect with longtime clients, meet new faces, and trade ideas about today’s market, and we left both evenings with plenty to think about.
A big thank you to everyone who joined us, and a special thanks to our event partner, RealProtect, for helping make both evenings possible.
