6 Ways to Grow Your Rental Business Without Breaking the Bank

As the US real estate market continues to recover from the financial crisis of the mid 2000’s, there has been a noticeable flow of capital moving back into residential investment opportunities.  From the fix-and-flip model, to the long-term rental/hold strategy, we’ve seen a steady return to real estate as a more tangible and stable investment.  The players range from large institutional entities, backed with public and private equity, to entrepreneurial individuals looking to expand their portfolio.  More recently, a steady shift in return analytics have prompted investors to weigh the long-term benefits of renting properties vs. re-selling.  Generally, long-term rental properties can generate great, consistent returns, but one must proactively manage the process from acquisition to lease in order to avoid unforeseen costs and potential losses.  Here are 6 tips that can be helpful in keeping your pocketbook healthy when planning a rental business:

Identify your Target Markets

Don’t Underestimate Operating Costs

Rental properties are real, live operating businesses, and as such, carry operating costs.  Budgeting for these costs is crucial in growing a successful rental portfolio.  While gross yields and cap rates can be useful in analyzing an investment opportunity, it’s the net yield that will pad your wallet.  Don’t forget line items such as turnover costs, maintenance, capital expenditures, vacancy, property management and credit loss.  Even if the costs are non-recurring, budget for them so that you can create a steady profit that you can count on over time.

Tackle Capital Expenditure Needs Up Front
