The BRRRR strategy can be applied to a single property or multiple properties. In the example of one property, it may look something like this: Buy an investment property with all cash; renovate your new rental and get tenants in quickly so you start collecting monthly rent checks from Day One (or close as possible); refinance that mortgage on your new building when rates are low or give yourself some equity by selling if they rise too high; repeat starting at “Renovating” until you have four rental units.
